Responsible for the acquisition and development of affordable housing for Abbey Road, a division of Penny Lane Centers, by performing the following duties.

Coordinates with Penny Lane‚s transitional housing department to ensure smooth transition at property start up.*
Develops and maintains relationships with community leaders with regard to housing and development.*
Identifies funding sources and prepares required proposals and documentation, including, but not limited to, grant proposals.*
Manages the process for the development of affordable rental projects, including: site and building selection and acquisition; applications for financing and grants; selection of development team; loan closing; construction and rehabilitation requirements; and placed-in-service requirements.*
Coordinates and prepares the applications to constructions lenders; city, county and state programs; California Debt Limit Allocation Committee; and other agencies and lenders, in order to develop and finance projects.*
Prepares financial and other reports and documentation required for the project lenders and investors.*
Completes any other required paperwork for outside agencies, auditors and lenders.*
Prepares project pro formas, and analyzes project feasibility.*
Maintains schedules, budgets and pro formas for projects.*
Prepares and submits due diligence documentation as required by lenders and funders.*
Must maintain professional relationships with clients, co-workers, government representatives, and any others with whom Penny Lane is transacting business.*
Will act as construction manager at all worksites as assigned by the supervisor. In the case that an outside construction manager is hired, will supervise the day to day activities of this person.
Will be involved in the negotiation of all Penny Lane Centers or Abbey Road leases. Will review any documentation prior to signing by an agency executive.
Works with the Penny Lane Centers Business Development Manager on projects that overlap or as directed by supervisor.
Attends board meetings of Abbey Road and Penny Lane meetings as requested.

Skills / Requirements

REQUIREMENTS:
Bachelor‚s degree (B.A.) from four-year college or university required. Related degrees would be Economics, Marketing, Business, Accounting, Finance, Econ-Business, International Business, and Real Estate. Experience in a similar position either at a nonprofit or for profit company preferred.
Related Master‚s degree are limited to the following (M.A.) Business Administration (MBA), Public Administration (MPA), Urban Planning for consideration for a higher pay scale
Prior experience in real estate development and/or property management required. Experience interacting with governmental housing agencies preferred.
Real estate knowledge required
Valid California driver‚s license; current automobile insurance; have and maintain a clean driving record acceptable to the organization‚s insurance company; have immediate access to his or her vehicle during work hours.
